Beachlands on the Pohutukawa Coast
Historically known as Kahawairahi, the area was significant to Ngai Tai before European settlement. Beachlands remained mostly farmland until the 1920s, when Richard Kipplewhite subdivided the land to create what was marketed as a marine garden suburb. It grew in popularity as a beach holiday destination through the 1950s, and today sits between Pine Harbour, Maraetai, Whitford, and the Hauraki Gulf. Its two main beaches, Sunkist Bay and Shelly Bay, sit between cliffs at the suburb's western end.
Pine Harbour Marina, built in 1988, now has 570 berths along with a ferry terminal running services to downtown Auckland, and the Formosa Golf Club opened alongside it in 1997. Between the marina, the two beaches, and the surrounding semi-rural blocks, Beachlands covers a wider range of property types than most East Auckland suburbs its size.
The Beachlands-Maraetai Walkway, an 8.4 kilometre coastal path lined with pohutukawa, connects Beachlands to the neighbouring village of Maraetai, with stops for swimming along the way. As of June 2025, Beachlands had a population of around 8,330.

Beachlands mixes coastal homes near Pine Harbour with larger semi rural properties. Bigger sections often mean bigger pools and more trees around them, so debris and water volume both come into play.
Every visit, regardless of plan, starts with a full water test (pH, chlorine, alkalinity) checked against target range, plus a visual equipment check.
If a pool has gone green or badly out of balance, it's treated as a priority ahead of routine visits. Most pools are fully recovered within about 4 visits.
