Flat Bush, Auckland's Newest Town
Flat Bush, also known by its town centre name Ormiston, has grown from farmland into one of Auckland's biggest planned towns over the last few decades, with a population that had already passed 45,000 by 2023. The former Manukau City Council drafted the development plan in 1997, with the first construction starting in the Chapel Park subdivision in 1998. Ormiston Town Centre opened to the public in March 2021, built on Auckland Council land as a joint development between Todd Property Group and Panuku Development Auckland.
The suburb's standout feature is Barry Curtis Park, a 94 hectare park named after Manukau's longest serving mayor, opened in stages from 2009. It's one of the largest parks built in New Zealand since Auckland Domain in the 1840s, and some of the old stone walls from the farmland it replaced are still there today. Murphy's Bush, a nature reserve within Flat Bush, holds the largest remnant forest in Auckland alongside a small historic precinct.
With an estimated population of close to 56,000 as of 2025, Flat Bush has grown faster than almost anywhere else in Auckland, and much of that growth is still ongoing, with new streets and sections continuing to appear around Ormiston Town Centre.
